Playground on the doorstep and maintenance needed attending to. Positive: Good range of kitchen equipment and big fridge/freezer. Fan in one of the top floor bedrooms Milk, tea and coffee provided, which is always welcome on arriving. Negative: Playground directly outside the front door, this was not in the description. For some people this would be a good thing, for us it wasn't. General poor maintenance caused issues such as a sitting room window that wouldn't close (overlooking the playground) and a broken bedroom door handle, as well as others that just suggested maintenance had not been regularly undertaken. We reported these and have been told they were attended to. The garden decking was rotten in places and the rattan chair broken and so it wouldn't have been good to sit in had we wanted to. There was only one fan, despite 2 attic bedrooms. Ideally one per bedroom (and also the downstairs bedroom) would be needed as the house was very warm, even in non heatwave summer temperatures. The extra bed in the 3rd room was a futon with a large dip/gap in the mattress at shoulder height, which my son did not find a comfortable option to sleep on, and which is one of the counted beds for 2 people at maximum capacity. Again, this may be fine for some people, but it is described as a sofa bed and so the expectation was for something more like a normal mattress when pulled out. In general it had the feeling of a house needing a thorough maintenance review, lots of little things that detracted from its potential, most of which, individually, would not be a big issue, but cumulatively left us disappointed. If they have been addressed, and if you want a playground on the doorstep then it will be fine.

Lovely spacious place Positive: Lovely spacious place. Small back garden. It was really hot so could have done with fans in each bedroom. Overall good place and not to far out from amon visiting places. Negative: Garden size.

We had a lovely stay and excellent location for the wedding at Milton End Positive: Location was excellent for us and we collected a tasty Indian meal from local takeaway. Futon was made up in advance and lots of spare towels. Negative: Problem with the hot water but owner replied very promptly and we were able to sort it.
